Moving to a New Villa or Apartment in Dubai Before the Summer? Here’s Your Timeline

Local Movers

CONTACT US NOW

May is the month most Dubai residents discover they’ve left things too late. The lease is ending, the new place is signed, the movers aren’t booked, and the temperature is already touching 38 degrees. Between now and the end of June, thousands of families across Dubai will be switching homes, and most of them are working against a deadline they only half-planned for.

This guide covers what actually needs to happen, in what order, and how much time to give each step.

Why Timing Matters More in May and June

Why Timing Matters More in May and June - acorn movers - dubai

Dubai’s residential market doesn’t pause for summer. According to the Dubai Land Department, the rental market recorded over 118,000 new tenancy contracts in Q1 alone, alongside more than 135,000 renewals. That’s a significant volume of people in motion simultaneously, and the downstream effect on moving company availability is real.

Reputable movers fill up fast in April and May, particularly for villa relocations, which take longer and require more coordination than apartment moves. By June, heat becomes a practical constraint too. Furniture and electronics need to be handled carefully, loaded quickly, and transported in protected vehicles. The longer you wait, the fewer options you have on date, crew, and equipment.

If you’re moving within Dubai this spring or early summer, the timeline below is your starting point.

Eight Weeks Out: Lock in the Essentials

Give notice formally. Most Dubai tenancy contracts require 60 to 90 days’ written notice of non-renewal. If you haven’t done this yet and your lease ends before August, do it now in writing and confirm your exact move-out date.

Sign the new lease and register Ejari as soon as your new property is confirmed. DEWA connection at the new address can’t be set up without it, and any delay here cascades into everything else.

Book your movers at the same time. For a villa with three bedrooms or more, reputable companies are already filling their May and June slots. This is not a call to make the week before the truck arrives.

Six Weeks Out: Admin and Utilities

Contact your building or community management office about move-out procedures. Most gated communities and high-rise towers require a formal move-out permit. These are typically issued within one to three working days, but only if you apply in time. Some buildings also require advance elevator booking, particularly where the service lift has limited availability.

Apply for a move-in permit at the new property simultaneously. This is a separate process handled by the receiving building or community, and refundable deposits of AED 1,000 to 5,000 are commonly required.

If your current property is served by a district cooling provider such as Empower or Tabreed, arrange clearance from them at this stage. A chiller clearance certificate is required before your security deposit can be released, and it doesn’t happen automatically.

Four Weeks Out: Packing and Inventory

Four Weeks Out- Packing and Inventory - acorn movers - dubai

For a three-to-four bedroom villa, professional packing takes one to two full days. Properties with five or more bedrooms typically need two to three days. This is the phase most people underestimate, particularly when it comes to the kitchen, garage, and outdoor areas, each of which takes far longer than it looks.

Acorn Movers assigns a dedicated coordinator to each local move, who conducts a pre-move survey at your home and builds a detailed inventory before anything is packed. This means no surprises on moving day and a clear record of everything that leaves the property.

If there are items you won’t be taking to the new home, plan for them now. Furniture and household goods that won’t fit the new space can go into short-term storage rather than cluttering the move or being left behind at the last moment. Our storage facilities in Dubai are climate-controlled and fully secure, with flexible options depending on how long you need.

Two Weeks Out: Practical Preparation

Schedule your DEWA disconnection for the day after your final handover, not before. You will need power and water during the final clean and landlord inspection. Disconnection requests can be submitted via the Dubai Now app, which processes faster than visiting a customer centre in person.

Photograph every room at your current property before packing begins, and again after it’s fully emptied. These images are your record for the landlord walkthrough and security deposit refund, and they matter more than most people realise until they need them.

Confirm your move-out date in writing with the building management, your movers, and the new property. If there is any gap between the two dates, consider bridging it with storage. Acorn Movers can hold your goods securely between properties so the timing works for you, not against you.

Moving Day: What to Expect

For a standard three-bedroom villa, the physical move takes between six and ten hours, not including packing. Larger properties typically go over two days. The crew needs confirmed access to both properties, elevator or service entrance booking, and truck parking arranged at each location.

Before the truck leaves your current property, walk through with the crew and check the inventory list. Sign off only when everything is accounted for. At the new property, directing furniture placement before items are unwrapped saves significant rearranging later.

Have the following ready on moving day:

  • Move-in permit confirmed at the new building
  • Copies of both Ejari certificates to hand
  • Truck parking access confirmed at both locations
  • Utility meter readings taken at the old property
  • A clear room-by-room plan for the new home

What the Summer Heat Means for Your Belongings

What the Summer Heat Means for Your Belongings - acorn movers - dubai

Moves in June and July carry a practical consideration beyond logistics. Sustained heat affects certain items during transit, including electronics, artwork, wooden furniture, and anything that spends time in a non-climate-controlled environment. Acorn Movers uses temperature-managed transport for sensitive items and wraps everything in protective materials before it goes near a vehicle.

If you’re moving appliances, including washing machines, dryers, and dishwashers, our crew disconnects and reconnects them properly at both ends. This is part of the full-service local move, not an additional charge to negotiate on the day.

For families relocating between Dubai and Abu Dhabi at this time of year, the same considerations apply. The inter-emirate move requires the same level of planning as any villa move within Dubai, and the same summer timeline pressures.

What the Numbers Reflect

The volume of movement across Dubai right now is significant. The Dubai Land Department reported that registered tenancy contracts rose 6 percent in volume and 17 percent in value over the past year, reaching 1.38 million contracts worth AED 126.4 billion, with new tenancy agreements up 10 percent as more residents entered the market. Against that backdrop, better homes recorded over 15,800 new leases signed in March alone. That level of activity compresses moving company availability quickly, and May is when the pressure peaks.

Starting the process eight weeks out is not overcautious. It’s the window that keeps all your options open.
